06 / Questions

Questions, answered.

What is design-build, and how is it different from hiring a designer and a builder separately?

In design-build, one firm takes responsibility for both the design and the construction of a home under a single agreement. The traditional alternative is to hire a designer and a builder under separate agreements. Source: Design-Build Institute of America. Cross Valley Homes is a Design + Build firm specializing in custom homes.

What does the design phase include?

Four phases: conceptual design (your goals, preferences and inspirations, with initial sketches and spatial layouts), schematic design (the layout and form of the home, styles, massing and spatial relationships), design development (details, materials and engineering systems) and construction documentation (floor plans, elevations, sections, schedules and specifications).

Do you design the interior as well as the exterior?

Yes. Our interiors team designs and finishes the interior: kitchens, baths, cabinetry, tile, flooring, fixtures and lighting. The exterior is part of the design of your home too: its form and massing, the brick, stone and roofing, the windows and doors, and the entry.

What is your process, from first conversation to move-in?

Our process has nine steps in two phases. Design: conceptual design, schematic design, design development and construction documentation. Construction: pre-construction, breaking ground, selections and sourcing, construction walkthroughs, and a final walkthrough and orientation. See the full outline above.

How long does it take to build a custom home?

Nationally, custom homes built by a hired contractor and completed in 2025 took about 11.7 months from permit to completion, according to NAHB analysis of Census data. That excludes design time and varies with size and site. We establish your timeline during pre-construction. Source: NAHB Eye on Housing, September 2026

Do I need to own land before we talk?

No. You can begin with land you own, a lot you are considering, or an idea. The consultation form asks for your contact details, your ZIP code and when you would like to begin, and has a box for anything we should know, so we can prepare for a conversation that fits.

Who will I work with during construction?

A dedicated project manager coordinates your build from site prep to final finishes, with a focus on quality control, clear communication and timely execution.

Will I be able to see my home during construction?

Yes. Scheduled walkthroughs at key milestones, including framing, mechanical rough-ins and trim stages, let you experience progress first-hand. A detailed final walkthrough and full home orientation follow completion.

Where does Cross Valley Homes build?

We are based in Louisville, Kentucky, and our recent homes are in Louisville. When you request a consultation, tell us where you plan to build and we will talk through whether it is a fit.

What should I know before building on a lot in Louisville?

Site conditions matter. The Kentucky Geological Survey notes karst geology in the eastern and central parts of Jefferson County, where septic systems must be carefully installed. Work in a regulatory floodplain needs both a Kentucky Division of Water permit and an MSD floodplain permit. These are general notes; requirements depend on your specific lot.
